If you are ready to say farewell to the responsibilities of homeownership and hello to the flexibility and freedom of independent living, Schneider Manor is the home for you. 

As an exclusively Independent Living facility, applicants must provide a self-care certificate signed by their doctor, stating that they are capable of living on their own, prior to occupancy. Applications will be considered from current or former residents of Lowell, residing within the Lowell School District or the 49331 Postal Zip Code.

  1. Schneider Manor is in our community because Phillip & Jennie Winegar Schneider left the City of Lowell $1,000.000 in the form of a Trust in 1969. It directed us to relieve pain & suffering in the community of Lowell. Civic leaders determined low rent housing for senior citizens was a high priority and a good fit for the Trust.  Lowell Area Housing, Inc. was formed to develop affordable housing for low income seniors.

    Funds from this Trust have helped finance the development, construction, and maintenance of our campus over the past 50 years.

    The current Board of Directors set a goal of reserving a portion of our campus to individuals who are struggling to afford adequate housing.

    To achieve this goal, part of our application process will require information indicating if you would qualify for assistance under our income guidelines. Assistance will be given to individuals or couples who qualify. See the attached qualification form.

    Our waiting list is currently sorted by the date the application for residency was submitted. Starting with vacancies beginning in 2021, we will begin giving consideration to individuals or couples who qualify for assistance in addition to the application date.

    We have included the income verification form we will be using to determine who meets the established income requirements. If you feel you fall within these guidelines, you are encouraged to return this CONFIDENTIAL form to the office. When an apartment becomes available which you qualify for and accept, updated CONFIDENTIAL income reporting will be required before the lease is finalized. Our current waiting list is approximately 10 years.

  2. One resident must be at least 62 years old.
  3. Only couples qualify for a two bedroom apartment. A couple consists of two individuals who are either married, or considered together, or siblings.

Applicants will be placed on a waiting list according to the date of their application and their income. Management will contact the next qualified person on the waiting list for the next available apartment. Applicants will be contacted for the size apartment that was specified on their application.

Upon receiving a call from Schneider Manor, the applicant will have 10 business days to accept or deny the available apartment.

Accepting:

If accepted, the apartment will be reserved. Since the units are completely cleaned and refurbished, there may be up to 60 days before occupancy can occur.

  1. When ready for occupancy, lease papers will be signed, and applicants must provide a self-care certificate from their doctor.
  2. First month rent and security deposit are due at the time of signing the lease.
  3. Upon signing the lease, the tenant is required to move in and occupy the apartment within 60 days.
  4. Failure to occupy the apartment within the required sixty days will result in termination of the apartment.
  5. If an apartment lease is terminated for failure to occupy, the privilege of application for residency is forfeited.

Deny:

If the apartment is declined, the application is no longer valid. A new application can be submitted. This will be considered a new application and be entered at the bottom of the application list.
